Use of VR in the field of real estate

Mediated 3D virtual real estate tour

These virtual tours are similar to the Google Street View mechanism, but with extendable options such as various information (meta) tags, animations and UI. The viewer can switch between reserved places, from which he / she has free 360° view of the space. The principle of operation of such applications is summarized in the article 360° content applications - how do they work and how to develop them?

Digital twins of physically existing real estate are usually created by shooting with a 360° camera and then connecting the individual captured images and videos into an interactive 3D model. There is a bunch of specialized solution for this, one of the most popular is Matterport.

In a case of non-existing real estates, digital twins are created with design softwares (usually from Autocad), however there is possible to use also free Blender for it.

Interactive 3D virtual real estate tour

It's a virtual tour taking place in a fully modeled 3D digital twin of existing or future real estate. A visitor has full freedom of movement and perspective in all directions. It is also possible to interact with various interactible objects in the space. The locomotion system allows movement by natural walking, teleportation (ideal for long-distance movement) or through an alternative way according to preference.

Fully interactive virtual tours are usually created in a game engine. It allows to achieve almost unlimited options of simulation and interaction within the tour.

Extended 3D virtual real estate tour

In order to achieve the highest possible authenticity, virtual tours can also take place with a combination of physical and digital space , while the physical space mainly reflects the location of the basic elements of the digital space. This makes it possible to achieve the agility of the "physical" presentation of many different spaces within one dedicated physical space.

For example physical devices such as television or smartphone may be replaced for a digital application available in the virtual space, see the attached video. Similar principles are used in attractions (amusement parks) taking place in virtual reality.

Who does use virtual reality in connection with real estate?

  • Developers

Virtual reality enables a realistic presentation of real estates that have not yet been built. Thanks to this, the real estate developers and investors can enable his customers to get a full-fledged idea of the spaciousness and appearance options of the property (e.g. through a configurator).

  • Real estate services

Requirements for the quality of real estate presentation are growing. Photo and video tours show only a certain section of the space, while 360° virtual tours bring overall view at the property in the most natural way.

  • Architects and designers

Viewing the proposed real estate models in the VR makes it possible to obtain a much better, more detailed and more general view of the real estate and its individual parts, and thus to achieve a better balance of individual elements and to prevent errors due to inattention.

  • Insurance companies

Several 360° photographs attached with metadata, forming a unified digital model of real estate, provide comprehensive information about its current state, both at the time of creating the insurance contract and when resolving claims. Individual objects in space can be supplemented with informational descriptions.

  • Construction companies

Similar to insurance companies, models generated from 360° photographs, supplemented by informations, are used by construction companies that need to report the current state of construction to their clients.

  • Security services

Inside the real estate digital models, it is possible to simulate crisis situations - such as a fire - both its spread and the clarity of escape routes - visible marking of escape signs, possible obstacles in the escape routes, etc.

  • Ordinary businesses

Virtual tours and demonstrations also serve for a simple presentation of companies and workplaces. In addition to marketing purposes, the tours can also be used to acquaint new employees with their workplaces.

  • Amusement parks

Virtual reality in conjunction with special physical objects inside the property can also be used for various attractions, exit games and other type of fun-oriented applications.

  • Sellers / Exhibitors

Car dealers, event organizers, exhibitors in museums, shopping centres and art galleries - they all can use a digital twin model of their exhibition area to capture the space with presented objects in a real size and use it for promotion, itself presentation or products sell through a digital space.
